Mortgage Broker Marketing Made Easy

If you really want your mortgage broker marketing material to stand out....be different. The biggest problem with almost all mortgage broker marketing is that it's all the same. It is all one giant incestual pile of crap.

Every time I am in a different part of the state or anywhere in the country for that matter I always go through the phone book, real estate books, and papers and look for what other mortgage brokers are doing. And you know what. They all are doing the same thing. Every ad looks just like the other. Every where in this nation all the ads look the same.

They all offer the lowest rates, lowest fees, and great customer service. Then they always have a big giant laundry list of all the types of loans that they do. And then the real sweethearts are the ones that have all kinds of mortgage lingo in them. Like high LTV, DTI or BK's okay. Give me a friggin break!

If you really want some helpful suggestions on a using mortgage broker marketing that's successful try one of the following:

Advetorial - An advetorial is an ad disguised to look like an article. Why would you do this? Because people buy newspapers to read not for the advertisements. Even if they know it is an ad they are much more likely to read it because they think they might get something useful out of it.

There are three key components to a successful advetorial.

  1. The headline - You must have a great headline to stop the reader from skimming through the section and read you ad. Something like "New Mortgage Saves Couples Marriage and Improves Their Sex Life"
  2. The Body - The body will continue the story from the headline. It would go on to tell about John and June and how they had so much debt they were fighting all the time. Their sex life was virtually non-existent. etc etc etc
  3. Call To Action - What do you want them to do? Call you? Call a recorded message? Call for more information? Call a recorded message to request more information? Visit your website?

Recorded Message Hotline - This is something that should be every mortgage broker marketing tool chest. It is exactly what it sounds like. You set up a variety of hotline for people to find out more information in a non-threatening way. You could set up hotlines about any topic you want. Here is the beauty of this. If you use the right company to set up this program with, you actually catch every person’s name, number and address that call in. How awesome is that. Not only that but ever hotline has an extension on it so that you know exactly why that person was calling.



Classified Ads – If used correctly classified ads are one of the cheapest mortgage broker marketing tools out there. Remember be different and do not just list everything you do. Make sure it stands out and reaches who ever you are trying to target and grabs them by the throat and makes them call.

Mortgage Postcards - Postcards are one of the cheapest things you can mail. But once again don’t fall into the trap of having some dumb slogan and your rate on it. Make sure you are sending it to a highly targeted market with a message just for them.



Direct Mail – Is one of my favorite mortgage broker marketing tools. It is probably one of the most expensive. But when done right you can often get back as much as $10 to $15 for every $1 you spend. I don’t know about you but that makes for a pretty good return on investment.

There are literally tons of mortgage broker marketing tools available to you. It just comes down to figuring out your budget and what you feel comfortable with using.
